Interestingly, the area around Pataudi might soon be in the news (not just for Roberts's visit) for the development plans slated to take off here. INFRASTRUCTURE Better days are ahead for Pataudi Road, which might be widened to 135 m. The sector roads too would be at least 60 m wide. Each sector will be equipped with a substation and have planned sewage facilities. The density too will be less compared to Old Gurgaon. The area also falls in and around the proposed Eastern and Western peripherals that are expected to witness tremendous activity once complete
As per the new GurgaonManesar Master Plan 2021, the availability of land for development has opened up huge possibilities, mainly in the new sectors along Pataudi Road, slated to emerge as a growth corridor in the near future. A draft development plan for Pataudi town, too, is being prepared.It is expected to have about 4-5 sectors. ![]() A residential hub Pataudi Road passes through the new sectors 82-95, popularly known as new Gurgaon, not to mention sectors 37 C and 37 D adjoining the SEZs and located close to the much-developed sectors 9 and 10 in old Gurgaon. There would be tremendous demand for residential accommodation that would come up once the KMP Expressway and the SEZs become functional. This new supply is bound to come up on this stretch as old Gurgaon is relatively far off. So what's happening in the residential segment here?
"We have a project in Sector 89. It is located on a 15-acre project and has on offer both ordinary and high-end apartments. Sizes vary from 1500 sq ft for a three-bedroom unit and 2600-5000 sq ft for three, four and five-bedroom units. We're planning to deliver the houses by the end of 2010," says Praveen Jain, Chairman and Managing Director, Tulip Infratech. ILD Spire Greens has a project in Sector 37 C, offering two, three and four-bedroom apartments at Rs 2222 sq ft. A 5 per cent discount is on offer till Diwali. "Work on tower 3 and 4 has already commenced. We plan completing the project by December 2011. We are also contemplating two more group housing projects in the Pataudi road area," reveals Alimuddin Rafi Ahmed, Managing Director, ILD Spire Greens. South Asian Real Estate (SARE) group is developing Crescent ParC in Sector 92. The company has 42 acres in the area where it is constructing multi-storey apartments. The first phase of 11 acres has already been launched in the ground plus four-floor format. Three bedroom apartments covering 950 sq ft and 1150 sq ft are going for Rs 1447 per sq ft. Delivery is expected in 24 months, says Ravi Saund from the company. "With connectivity and infrastructure expected to improve over the next few years, the sectors along Pataudi Road have immense potential," says S. P. Gupta, Chief Administrator, Haryana Housing Board and Chief Coordinator, Investment Promotion Centre, Government of Haryana. "The Board is planning to come up with 50,000 houses in the next two years in Gurgaon, Faridabad, Panipat and Sonepat area. Major demand for affordable housing is expected to come from Gurgaon and we are looking at either acquiring land, purchasing land from HUDA or the P& P route for the purpose. Housing stock is expected to come up in the new sectors along Pataudi Road too," adds Gupta.
Logistics Park It is worth mentioning here that the Haryana government plans to develop a global corridor along the KundliManesar-Palwal (KMP) Expressway in the state for sector-specific parks and sub-cities to ensure that economic activities are developed in a systematic manner. The 135-km long KMP Expressway, also known as the Western Peripheral Expressway, passes through six districts of Haryana, namely, Sonepat, Rohtak, Jhajjar, Gurgaon, Mewat and Palwal. According to Capt Sandeep Mehta, CEO, Container and Train Business Adani Group, "Patli Logistics Park, spread over almost 200 acres is strategically located a km away from the spot where the KMP Expressway is expected to cross Pataudi Road, giving Patli a triaxial reach. The facility would be able to access cargo from Northern NCR (Karnal, Sonepat, Panipat, etc.), areas around Gurgaon, Manesar, Rewari, Kund, etc. and areas in South NCR (Faridabad, Ballabgarh, Kozi, etc.) apart from Delhi cargo. It is also located on the double stack route from NCR to the Port of Mundra. Indian Railways is working on upgrading the existing route to enable operation of Moreover, the proposed Dedicated Freight Corridor (western leg) will be passing Rewari," Mehta adds. The company plans to attract world class firms looking for quality warehousing services in the National Capital Region. A particular focus is on the auto logistics industry located around Gurgaon and Manesar. The logistics park will be also able to fulfill the logistics needs of the SEZ planned in the vicinity, says Mehta.
SEZS The SEZ is strategically located adjacent to the Inland Container Depot Harsru. Garhi Harsru Railway Station is about 2 to 5 minutes from the site," says Navin M Raheja, MD, Raheja Developers.
Sector 88 is planned as a commercial sector, with five star hotels, government offices are proposed (but not yet planned) in the Master Plan.
